Why mopping makes grout worse, not better

Grout is porous. It is essentially fine cement, and it absorbs everything that sits on it. That is why grout lines darken over time while the tiles either side still look reasonable — the dirt is not on the grout, it is in it.

Mopping actively contributes to the problem. A mop lifts dirt off the flat tile surface, then deposits the dirty water into the recessed grout lines, where it dries and stays. Repeat that a few hundred times and the grout is several shades darker than the day it was laid, no matter how diligently the floor has been cleaned. In bathrooms and kitchens the same process traps soap residue and grease, and eventually feeds mould in the damp corners.

Getting it out needs pressure and heat, not more mopping. We use rotary machines and pressurised hot water with a contained head that scrubs and extracts at the same time, so the released dirt is pulled away rather than pushed into the next grout line.     Chemical applied and left to dwell, grout lines scrubbed, then hot-water pressure extraction section by section with edges done by hand.

What affects the price

  • Total area

    Priced per square foot, with a minimum charge for very small jobs.

  • How much of it is grout line

    Small tiles and mosaic have far more grout per square foot than large-format tiles, and grout is where the work is.

  • Condition

    Lightly darkened grout is straightforward. Years of build-up, grease or mould needs longer dwell times and repeat passes.

  • Room type

    Bathrooms, kitchens and stairs cost more per square foot than open floor because of the hand detailing around fittings.

  • Whether you want sealing

    Sealing is optional but strongly recommended — it is what keeps the result looking good rather than darkening again within months.

Frequently asked questions

Will the grout go back to its original colour?

It usually gets very close, and the improvement is often dramatic. What we cannot promise is grout that has been permanently stained by dye, ink or certain chemicals, or grout that has physically eroded away — cleaning removes dirt from within the material but cannot replace material that is no longer there. The test patch shows you exactly what to expect.

Why does my grout get dirty again so quickly?

Because it is porous and unsealed. Every mop deposits dirty water into the grout lines, and unsealed grout absorbs it immediately. Sealing after cleaning is what breaks that cycle — it fills the pores so liquid sits on top long enough to be wiped away instead of soaking in. Cleaning without sealing tends to look excellent for a few months and then slide back.

Can you remove mould from bathroom grout?

Yes, in most cases. We treat the mould directly rather than just cleaning over it, and sealing afterwards makes it much harder for it to return. Where mould keeps coming back it is usually a ventilation or leak problem rather than a cleaning problem, and we will tell you if that is what we suspect — there is no point cleaning it repeatedly if water is getting in.

How long does it take to dry?

Two to four hours for the floor to be walkable, and it is usually dry enough for normal use the same day. If we are sealing, the sealer needs the surface properly dry first, so for larger areas we sometimes seal on a second visit. We will explain the timing when we quote.

Do you clean bathroom and kitchen walls too?

Yes. Wall tiles, shower enclosures, kitchen backsplashes and the grout in all of them are cleaned with smaller hand tools using the same process. Bathrooms and kitchens are usually where the most visible improvement is, because that is where soap scum, grease and mould concentrate.

Is it better to clean the tiles or replace them?

Almost always cheaper to clean, and worth trying first. Tiles themselves rarely wear out — it is the grout that makes a floor look old. Cleaning and sealing costs a fraction of re-tiling and takes a day rather than a week. Replacement only really makes sense if tiles are cracked, loose or you want a different look.
