On marble and stone that produces the microscopic scratching that eventually needs diamond grinding to fix. On vinyl and epoxy it wears through the protective layer until the material underneath starts absorbing dirt. On tile it drives soil into the grout.
A maintenance programme interrupts that cycle. Regular machine scrubbing removes grit before it does damage, buffing keeps the protective layer intact, and periodic sealing or re-coating renews it. A floor on a proper schedule can go many years without ever needing full restoration, and it looks consistently presentable rather than swinging between shabby and freshly restored.

What a floor care programme includes
Programmes are built around your floor type, traffic level and budget. A typical schedule includes the following.

- Written maintenance schedule — what gets done, how often, and at what times so it does not disrupt your operation
- Routine machine scrubbing — rotary or auto-scrubber cleaning on the agreed cycle to remove grit before it causes wear
- Buffing and burnishing — high-speed polishing that restores gloss and keeps the protective layer even

Restore first if needed
If the floor is already worn, it is brought back to a good baseline once. There is no point maintaining a floor that is already damaged.

Priced per square foot per visit, with the rate dropping as area increases.
Floor type
Marble, vinyl, epoxy, tile and wood need different machines, pads and chemicals, and different amounts of time.
Frequency
Weekly, fortnightly, monthly or quarterly. More frequent visits cost less per visit and keep the floor in better condition overall.
Traffic level
A showroom or clinic entrance needs far more attention than a back office of the same size.
Timing
Work outside business hours costs slightly more but avoids disrupting your operation, which is what most commercial clients choose.
Frequently asked questions
What is the difference between floor care and just cleaning the floor?
Daily cleaning removes what is visible on the surface. Floor care protects the floor itself — machine scrubbing to remove abrasive grit, buffing to keep the protective layer even, and periodic sealing to renew it. One keeps the floor looking acceptable this week; the other decides whether you are paying for a full restoration in three years.
Is a maintenance contract actually cheaper?
Over any reasonable period, yes, and usually by a wide margin. Full marble restoration is several times the cost per square foot of routine maintenance, and a maintained floor may never need it. The other saving is that the floor looks presentable all the time rather than only just after an expensive restoration.
How often should our floors be done?
It depends entirely on traffic. High-traffic retail and showroom floors typically need weekly or fortnightly attention; general office areas monthly; low-traffic areas quarterly. We survey the site and recommend a schedule rather than selling you a fixed package, and we adjust it if your usage changes.
Can you work outside business hours?
Yes, and most of our commercial clients prefer it. We work nights, early mornings and weekends so the floors are done and dry before staff or customers arrive. We operate 24 hours a day, so scheduling around your opening times is not a problem.
What floor types do you handle?
Marble, granite and natural stone, ceramic and porcelain tile, vinyl and LVT, epoxy and resin, polished concrete, and sealed wood. Each needs different machines, pads and chemicals — using the wrong combination is how floors get damaged, so we identify the surface properly at the survey before proposing anything.
Our floor is already in bad condition. Can we start with maintenance?
Not straight away, and we would not recommend it. A floor that is already scratched, dull or worn needs bringing back to a good baseline first — marble polishing or deep tile and grout cleaning depending on the surface. Once it is at that baseline, a maintenance programme holds it there. We will tell you honestly at the survey which stage you are at.
