What landlords and agents actually check
A move-out clean is not really about making the property look nice. It is about passing an inspection carried out by someone who is looking for reasons to make a deduction. That makes it a fundamentally different job from a regular clean, because the things that get flagged are rarely the things that look obviously dirty.
In our experience the recurring problem areas are the same across almost every handover in Islamabad and Rawalpindi: grease on top of and inside kitchen cupboards, the extractor hood and behind the hob; limescale on taps, shower screens and around drains; marks and scuffs on walls, doors and switch plates; dust on ceiling fans, curtain rails and skirting; and the inside of wardrobes, which almost nobody cleans on the way out.
We do end-of-tenancy and move-out cleaning for tenants, landlords and agents across both cities — apartments in Bahria Town and Gulberg, houses in DHA and the F and G sectors, and rentals across Chaklala, Saddar and Askari. What is included in a move-out clean
Priced and planned around what actually gets inspected at handover. Everything below is standard.
- Kitchen, fully — cupboards inside and out, unit tops, extractor hood and filter, behind and around the hob, sink and taps descaled
- Bathrooms — descaling of tiles, grout, glass screens, taps, shower heads and drains; WC, basin and tub sanitised; mirrors polished
- Wardrobes and storage cleaned internally — shelves, rails, corners and tops
- Walls, doors and switches — scuffs, marks and fingerprints spot-cleaned wherever they will come off without damaging paint
- High dusting — ceiling fans, light fittings, vents, curtain rails, door frames and skirting boards
- Floors throughout — vacuumed then scrubbed or mopped, with edges, corners and grout lines by hand
- Windows and glass — interior glass, frames, tracks and sills
- Balconies, terraces and rubbish — swept, washed and all remaining waste removed

- Repairs, filling holes, touch-up painting or any handyman work — cleaning does not fix damage
- Carpet, sofa and mattress wet cleaning, which is quoted separately (and is often worth adding for a fully furnished handover)
- Marble grinding and polishing
- Removal of large furniture or bulky rubbish requiring a truck
- Exterior facade and high-rise window cleaning
- Water tank cleaning, drain unblocking and pest control
How it works
Tell us the property and the date
Size, number of bedrooms and bathrooms, your area, whether it will be empty, and when the inspection or handover is. A few photos of the kitchen and bathrooms help us price it accurately.
You get a fixed price on WhatsApp
We may ask a question or two, then send one fixed price in writing before any work starts. If your photos show marks that are actually damage rather than dirt, we will say so — so you know before the landlord tells you.
The clean
Worked in the order an inspection follows: kitchen and bathrooms first, because that is where deductions come from, then storage, marks, dusting and floors.
Walkthrough before handover
We go through it with you at the end and redo anything you are not happy with, before the landlord or agent ever sees it.
What affects the price
Size of the property
Total area, number of floors, bedrooms and bathrooms.
Whether it is empty
An empty property is faster and gets a better result. If furniture is still in place we work around it, which takes longer.
Condition and length of tenancy
A property lived in for five years takes considerably more work than one vacated after twelve months.
Kitchen condition
Grease build-up on and inside units and around the hob is the single most time-consuming part of most move-out cleans.
Deadline
Same-day or overnight work before a morning inspection means a bigger team, which is priced in.
Frequently asked questions
Will this get my security deposit back?
We cannot promise what a landlord will decide, but we clean specifically for what gets inspected — kitchen units inside and out, extractor, hob surroundings, bathroom scale, wardrobe interiors, marks on walls and doors, and floors. What cleaning cannot fix is actual damage: holes, burns, broken fittings or stains that have gone through the finish. We will tell you straight away if we see anything in that category.
Should the property be empty when you clean?
Ideally yes. An empty property is quicker, cheaper and gets a noticeably better result, and it also means we can clean inside all the storage. If your movers are coming the same day, book us for straight after them.
How soon before the handover should I book?
Book the clean for after everything is out and before the inspection — ideally the day before. Leave a gap if you can, so there is time to deal with anything the clean uncovers, like a mark that turns out to need touch-up paint.
Do you do this for landlords and agents too?
Yes. We work for landlords preparing a property for the next tenant and for agents handling handovers, as well as for outgoing tenants. For landlords we can combine it with a move-in clean for the incoming tenant, which is usually the same visit and cheaper than booking twice.
Can you clean the carpets and sofas as well?
Yes, and for a furnished handover it is often the difference between passing and not. Carpet, sofa and mattress cleaning need wet extraction machines and are quoted separately, but we can do them on the same visit — just mention it when you ask for a quote.
What if the landlord is not satisfied with something?
Tell us and we will come back and look at it. If it is something we should have cleaned and did not, we will redo it. If it is damage rather than dirt, we will say so honestly rather than pretend cleaning will fix it.
